Caravan Park Market Review - July 2005 ( 14/07/2005 )
Parks are again reporting a late start to the season this year due
mainly to continuing good weather in the south. The season is now
however truly under way and most operators expect a good season.
Enquiry levels are still buoyant, however it has dropped off
considerably since our last newsletter. Many prospective purchasers
have concerns over the rise in fuel prices, competition from local
government roadside stays, the State Governments refusal to abolish
land tax in total - specifically for Tourist Caravan Parks, the belief
that interest rates can only go up and tougher regulations being
placed on Parks by state and federal bodies such as the Environment
Protection Authority.
It is uncertain as to how the increase in fuel prices will affect
Caravan Parks only to say that the distances tourists travel may be
curtailed due to the rise in prices. The hike in fuel prices seems
destined to remain for some time.
The CRVA along with other state bodies rightfully see “the situation
of local councils establishing free rest areas or utilising local
showgrounds or school ovals to provide powered and unpowered
accommodation in competition to commercial caravan parks to visiting
tourists has serious consequences for our industry”.1
We are aware that some Regional Caravan Park Owners have taken this
issue up with their Local Councils explaining that if not addressed it
could have serious consequences on our Industry.
As most of you may be aware the recent State Government budget
announced that Caravan Parks with 50% or more permanent residents were
exempt from paying Land Tax. The Question still remains however why
the Queensland Government is focusing on permanent Parks and not on
the Industry as a whole as the Governments of Victoria and South
Australia has. As it stands at the moment Tourist Parks are being
discriminated against and this situation must be reversed.
Despite all of this there is still a high level of enquiries from
southerners looking for a lifestyle change. With the 04/05 financial
year now over it is a good time for people contemplating selling to
have their financial figures up to date and available for prospective
purchasers. With yields having come down further again this year it
has pushed up prices.
